Through Roco, MDS is pursuing a diversified strategy to work in the most opportune markets and property types at any given time. While leverage creates the potential for significant capital gains, Roco's policy is to ensure that the cost of leverage is always offset and balanced by positive cash flow generated by the portfolio.
Timing for creating a real estate portfolio could not be better. The current crisis may the greatest opportunity to acquire quality real estate at bargain prices that will occur for many cycles to come. Our strategy is to acquire severely distressed quality single family, multiple family and resort projects in the US and Europe that combine excellent income, positive cash flow, and hold these properties for future resale as market conditions improve. In theory it sounds simple. And it is. But it takes diligence to first locate and then negotiate terms that make sense.
